The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The site shall be used as a caravan or camping site for up to 20 pitches for either tents, motorhomes or touring caravans only. Reason: in the interests of visual amenity in accordance with policies D17, D2 and D19 of the Sedgemoor Local Plan 201-2032.

Notwithstanding the requirements of condition 2 above, for five years from the date of this permission the site shall be occupied for either:- a) tourism purposes and shall not be occupied as a person's sole or main residence; Or b) by bona fide officially sanctioned Hinkley Point C workers only and shall not be occupied as a person's sole or main residence. Thereafter all pitches shall only be occupied for tourism purposes and shall not be occupied as a person's sole or main residence. At all times the applicant, or their successor(s) in title, shall maintain a comprehensive up-to-date register listing occupiers of the accommodation hereby approved, evidence of their main home addresses and the dates of occupation of the accommodation. The said register shall be made available for inspection by the Local Planning Authority at reasonable notice. Reason: To ensure the accommodation is only occupied as tourism accommodation in accordance with policy D17 of the Sedgemoor Local Plan 201-2032 and/or in a residential manner that reflects the exceptional need for temporary accommodation for Hinkley Point C workers in accordance with policy MIP2 of the Sedgemoor Local Plan 2011-2032 and the Hinkley Point C SPD.

Any entrance gates erected shall be hung to open inwards, shall be set back a minimum distance of 6 metres from the carriageway edge and shall thereafter be retained and maintained in that condition at all times. Reason: In the interests of highway safety in accordance with policy D14 of the Sedgemoor Local Plan 2011-2032.

At the proposed access there shall be no obstruction to visibility greater than 900mm above adjoining road level within the visibility splays shown on the submitted plan (Drawing No.02/11/2103a). Such visibility splays shall be constructed prior to the commencement of the development hereby permitted and shall thereafter be maintained at all times. Reason: In the interests of highway safety in accordance with policy D14 of the Sedgemoor Local Plan 2011-2032.

The trees/shrubs (within the submitted and approved landscaping scheme, as contained within the email from the applicant of 2nd September 2021) shall be protected and maintained, and any dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with policies D2 and D19 of the Sedgemoor Local Plan 2011-2032.
