The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any extension to the dwelling by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of Sedgemoor District Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of the character and appearance of the dwellings in accordance with Policy D2 of the Sedgemoor District Local Plan.

All trees and hedge bordering Building B2, as stated in the Preliminary Roost Assessment dated 21/07/2020 the hedgerow on the west side of Building B2 and the first section of the hedgerow on the west side of Building B2 going northwest shall be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during groundworks and construction and to ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. Photographs of the measures shall be submitted to the Local Planning Authority prior to the commencement of any vegetative clearance or groundworks. The measures shall be maintained throughout the construction period. Reason: A pre-commencement condition in the interests of European and UK protected species and biodiversity generally and in accordance with policy D20 in the Sedgemoor Local plan.

The dwelling hereby approved shall not be occupied unless the glazed areas to the South East and West elevations have been fitted with measures to prevent light pollution that might adversely disturb bats in accordance with details that are to be submitted to and agreed in writing by the Local Planning Authority. Once installed such measures should be maintained at all times thereafter unless agreed otherwise in writing. Reason: A condition in the interests of the 'Favourable Conservation Status' of populations of European protected species; a Local Wildlife Site and in accordance with Policy D20 of the Sedgemoor Local Plan

Prior to occupation of the dwelling, a 'lighting design for bats' for the bordering hedgerows shall be submitted to and approved in writing by the Local Planning Authority. Once installed, the measures shall be maintained thereafter in perpetuity. The strategy shall: a) identify those areas/features on site that are particularly sensitive for bats (the bordering hedgerows and tree's) and that are likely to cause disturbance in or around their breeding sites and resting places or along important routes used to access key areas of their territory, for example, for foraging; and b) show how and where external lighting will be installed through the provision lighting contour plans and if appropriate directional lighting of lights with hoods technical specifications so that it can be clearly demonstrated that areas to be lit will not disturb or prevent the above species using their territory or having access to their breeding sites and resting places. c) Where PIR timers are to be included, it should be shown that timers are going to be set to less than one minute. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan

Prior to the first occupation of the dwelling hereby approved, the following shall be installed and maintained thereafter in perpetuity: A. Two Vivara Pro Barcelona Woodstone Bird Box (open front design) or similar mounted between 1.5m and 3m high on the northerly facing aspect of trees and maintained thereafter B. A Beaumaris Woodstone maxi bat box or similar will be mounted under the apex of the south elevation of the new garage and maintained thereafter.   Photographs of thefeatures will be submitted to the Local Planning Authority once installed.   Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework

There shall be no obstruction to visibility greater than 600 millimetres above adjoining road level in advance of lines drawn 2.4 metres back from the carriageway edge on the centre line of the access and extending to points on the nearside carriageway edge 43 metres either side of the access. Such visibility shall be fully provided before the development hereby permitted is first occupied and shall thereafter be maintained at all times. Reason: In the interest of highways safety as in accordance with Policy D14 of the Local Plan.

The area allocated for parking and turning on the submitted plan, drawing number 21/737/E001, shall be kept clear of obstruction and shall not be used other than for parking and turning of at least 3 vehicles in connection with the development hereby permitted. Reason: In the interest of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

The access onto Splatt Lane over at least the first 5 metres of it's length, as measured from the edge of the adjoining carriageway and, shall be properly consolidated and surfaced (not loose stone or gravel) in accordance with details set out in Further Information on Vehicular Access (27/07/2021) which shall have been submitted to and approved in writing by the Local Planning Authority prior to the first occupation of the dwelling hereby approved. Once constructed the access shall thereafter be maintained in that condition at all times. Reason: In the interest of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

Any entrance gates erected shall be hung to open inwards, set back a minimum distance of 5 metres from the carriageway edge and shall thereafter be maintained in that condition at all times. Reason: In the interests of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

Provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway, as detailed in Further Information on Vehicular Access (27/07/2021) and such provision shall be installed before first occupation and thereafter maintained at all times. Reason: In the interests of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

If, during the works contamination is encountered which has not previously been identified, then the contamination shall be fully assessed and an appropriate remediation scheme shall be submitted to and approved in writing by the local planning authority. Reason: To protect the health of future occupiers of the site from any possible effects of contaminated land.
