It is considered that the proposed change in roof tile is acceptable and will ensure that there is consistency in materials used throughout the dwelling itself. The proposed amendment is that the whole roof will be altered from double roman tiles to concrete. Whilst the surrounding dwellings do have double roman tiles there are examples of concrete roof tiles within the street scene. In this respect due to the set back nature of the dwelling the change in roof tile is considered not to have a material impact on the street scene. The addition of solar panels within the tiles when looking at Part 14 Class A of the General Permitted Development Order 2015 (As Amended) (England) is considered to be compliant as permitted development and as such does not require a separate application for planning permission. In this respect the Non Material Amendment is considered to be acceptable.
