The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the demolition of the existing building the structure will be surveyed by a competent person for the presence of materials containing asbestos. Any such materials found will be removed and disposed of in accordance with current legislation and guidance. Reason: To protect the health of site workers and future occupiers of the site, in accordance with policy D24 of the Sedgemoor Local Plan 2011-2032.

Prior to the first use of the outbuilding, hereby approved, the bat box shall be installed in accordance with the approved plans on the east elevation and thereafter retained. Reason: In the interests of enhancing biodiversity net gain in accordance with the National Planning Policy Framework and Policy D20 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of any further external lighting on the outbuilding, hereby approved, a lighting design for bats, following Guidance Note 08/18 Bats and artificial lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18, including submission of contour plans illustrating Lux levels. Lux levels should be below 0.5 Lux on the identified horseshoe bat commuting routes. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Policy 23 of the Sedgemoor Local Plan (2011-2032).

Protective fencing is to be erected to determine the extent of the Root Protection Area (RPA) of the two sycamore trees as shown on the submitted Existing and Proposed Roof Plan Drg No. EL6 Rev 1. No construction is to take place within the RPA. The fencing can take the form of orange plastic barrier fencing supported with steel pins to act as a visual barrier. Reason: To comply with policy D22 of the Sedgemoor Local Plan (2011-2032) which requires developments to protect trees from harm.

No equipment, materials, chemicals or waste is to be stored within the crown spreads of the two sycamore trees as shown on the submitted Existing and Proposed Roof Plan Drg No. EL6 Rev 1. Reason: To comply with policy D22 of the Sedgemoor Local Plan (2011-2032) which requires developments to protect trees from harm.

No vehicular movements are to take place within the crown spreads of the two sycamore trees unless it is utilising existing hard surfaces. This includes the use of equipment and plant such as power barrows. If vehicular movement is required within the crown spreads, ground protection measures must be used. Reason: To comply with policy D22 of the Sedgemoor Local Plan (2011-2032) which requires developments to protect trees from harm.
