The proposed dormer extensions to the north and south roof elevations through their scale, massing and appearance would result in an incongruous design that is out of keeping with the existing street scene causing harm to visual amenity. The proposed development fails to comply with policy D2 of the Sedgemoor Local Plan 2011-2032 and para 139 of National Planning Policy Framework.

The proposed dormer extensions to the north and south roof elevations would result in an overly dominant development, giving rise to potential over dominance on the neighbouring properties of 26 and 28 Glovers Field and direct overlooking and loss of privacy to 26 Glovers Field and 28 Glovers Field. The proposed development would cause significant detrimental harm to residential amenity and and fails to comply with policy D25 of the Sedgemoor Local Plan 2011-2032 and para 139 of National Planning Policy.

Insufficient information has been provided with the application to demonstrate that there will be no negative impact on bats through the proposed development. As such the proposal fails to comply with D20 and D23 of the Local Plan 2011-2032 and para 180 of National Planning Policy Framework.
