The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The building hereby approved shall only be used for the storage of machinery and materials to be used in association with Ride Mendips. Should the use cease, the building and storage container shall be removed from site and the land restored to its former condition. Reason: Due to the rural location the building is not suitable for other uses in accordance with policy CO1 Sedgemoor Local Plan dated 2011-2032.

The proposed store building hereby approved shall be built in Cedar cladding with Cedar shingle roof and left to weather naturally and shall thereafter be retained and maintained. Reason: In the interest of visual amenity in accordance with policies D2 and D19 of the Sedgemoor Local Plan 2011-2032.

All ecological measures and/or works shall be carried out in accordance with the details contained in Preliminary Ecological Appraisal Report by Nash Ecology (May 2023) as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason:  In the interests of European and UK protected species, UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

A Biodiversity Enhancement Plan (BEP) shall be submitted to, and be approved in writing by, the Local Planning Authority prior to the commencement of the development. The mitigation/enhancements should be retained thereafter and should include the following: Installation of 2 x bird boxes purchased or built, situated on a mature tree on site or appropriately positioned on the proposed works, at a height above 3m. The ideal position for bird boxes is north facing (followed by north-east, and then east if no other aspects are possible. Under no circumstances should south or west elevations be used, and boxes aimed at different species should be spaced at least 2m apart. Installation/construction of a deadwood log refugia pile as a shelter for reptiles, invertebrates, amphibians and small mammals. Advice can be found here: Log Piles for Wildlife | Garden Advice - The RSPB. This should be constructed within the boundary of the site and maintained thereafter. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework and Sedgemoor Local Plan 2011-2032 policy D20.
