The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Neither the cast iron milepost or milestone shall be removed until the applicant, or their agents or successors in title, has secured the implementation of a programme of recording work to Level 2 in accordance with a written scheme of investigation (WSI) which has been submitted to and approved in writing by the Local Planning Authority. This should include any foundry markings to the cast iron milepost as well as any markings to the milestones located behind the milepost. Reason: To increase the existing knowledge of the significance of the cast iron mileposts and older milestones in accordance with Policy D17 of Sedgemoor District Council's Core Strategy.

Neither the cast iron milepost nor the milestone shall be removed until a detailed programme outlining timescales for the repair, refurbishment and reinstatement of the cast iron milepost and milestone has been submitted to and approved in writing by the Local Planning Authority. Any alterations to the approved programme must be agreed in writing by the Local Planning Authority. Reason: To safeguard the character, appearance and significance of the Grade II listed milepost and in accordance with Policy D17 of Sedgemoor District Council's Core Strategy.
