The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Details of windows, rooflights, and glazing to be used shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of works. The works shall be carried out in accordance with the approved details. Reason: To preserve the setting of the listed building and the special interest of the Conservation Area, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

The pointing of the stonework shall be carried out in a lime mortar mix. The mix ratio shall be submitted to and approved by the Local Planning Authority in writing prior to the commencement of works. Reason: To preserve the setting of the listed building and the special interest of the Conservation Area, in line with Sedgemoor Local Plan 2011-2032 Policy D26

Blue lias stone is to be used for the masonry construction, and a rial area or a sample panel of a minimum 1 sq.m. shall be constructed on site for inspection and approval by the Local Planning Authority, which can be done via submission of a photograph, prior to commencement of the works. Reason: To preserve the setting of the listed building and the special interest of the Conservation Area, in line with Sedgemoor Local Plan 2011-2032 Policy D26

Samples of the proposed roof slates shall be submitted to and approved in writing by the Local Planning Authority, and no other material shall be used without consent. A photographic sample will suffice. The method of fixing of slates/tiles shall be agreed and approved in writing by the Local Planning Authority prior to commencement of works. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26
