The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to first use of the building hereby permitted samples of all materials to be used on the external surfaces of the building hereby approved, to include windows, doors, walls and roof, have been submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved materials. Reason: In the interests of visual amenity and to protect the character and integrity of the listed building and conservation area, in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D2 and policy D26.

The area between Yew Tree T1 and the building shall be covered using ground protection boards as detailed in appendix 3 Tree Protection Report dated June 2021 and retained throughout the completion of the works. Following completion of the works the boards should be removed and the land cleared of any contaminated and compacted chip which shall be disposed of and not re-used. Reason: To secure the root protection area of the Yew Tree T1 from harm during the construction phase and in accordance with policy D19 Sedgemoor Local Plan 2011-2032

All tree surgery required to facilitate the completion of the roof shal be carried out in accordance with the guidelines in BS 3998 2010 and shall include and be limited to the following: Pruning of branches to approx. 1.5/2m max from roof pitch as per Photograph (Appendix Two ) to allow working space and a space to reduce long term damage to the roof Reduction of pruned branches back to a live growth point Reduction of longer lower epicormic growth on trunk by approx. 50% in length to allow access to rear of building and give clearance from the eaves as per Photograph Eight of Tree Report dated June 2021 Reason:  To ensure that the works to the Yew Tree (T1) are carried out in the interests of good arboricultural practice and policy D19 Sedgemoor Local Plan 2011-2032

Prior to first use of the building hereby permitted, the following measures shall be taken to secure the RPA of the tree or the future: Decompaction – To alleviate the compacted soil to allow ingress of moisture and improve gaseous exchange the recommendation is inject enriched Biochar and Phosphate tree fertiliser into the areas indicated for mulching as per Ross Consulting Decompaction Statement (Appendix Four of Tree Report dated June 2021 ) Mulch – Mulch areas as per Location Plan with composted woodchip to a depth of 75mm Exclusion of Livestock – Extend stock fence out to ha-ha change in direction as per Location Plan (Appendix One of Tree Report dated June 2021) for a minimum length of 10m to the East and mulch with composted woodchip to a depth of 75mm Reason:  To mitigate harm to the Yew Tree T1 following construction of the development hereby permitted, and in accordance with policy D19 Sedgemoor Local Plan 2011-2032
