The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The building hereby approved shall only be used as a garden room and/or storage in association to the main dwelling house of Batch Cottage and shall not be used for any other domestic accommodation  . Reason: To ensure the accommodation remains ancillary to the main house in accordance with policy D12 Sedgemoor Local Plan dated 2011-2032.
