Unless agreed otherwise in writing the development shall be carried out in accordance with the Construction and Environmental Management Plan Version 4 dated 30/10/17 and the recommended mitigation measures contained in the Bat Activity Survey Report (Clarkson & Woods November 2015). Reason: To minimise the impact of the works during the construction of the development in the interests of highway safety and to safeguard the amenities of local residents and ecological value of the site in accordance with policies D14, D20 and D25 of the Sedgemoor Local Plan 2011-2032.

The construction of the houses hereby approved shall be carried out in accordance with the recommendations of the Geo-Environmental and Geo-technical Assessment ref. 6017 v.1 dated May 2014 by South west Geotechnical Ltd,. Reason: To ensure that any risks from land contamination to are minimised in accordance with policy D24 of the Sedgemoor Local Plan 2011-2032.

The development shall be carriedout in accordance with the local labour agreement dated16/02/18. Reason: To secure local employment opportunities in accordance with policy D15 of the Sedgemoor Local Plan 2011-2032.

Unless agreed otherwise in writing the development hereby approved site shall be drained in accordable with the details shown on the plans hereby approved. Reason: To ensure the development is properly drained in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.

The dwellings hereby permitted shall not be first occupied until their parking spaces shown on the approved drawings have been provided. Such parking spaces shall be retained as such in perpetuity. Reason: To ensure that each dwelling has an adequate provision for parking in accordance with the Somerset parking standards.

The development shall be carried out in accordance with tree protection measures as set out in the Arboricultural Method Statement by Bosky Trees dated 16/04/18. Reason: To ensure adequate protection for the retained trees for the duration of the development in accordance with policy D20 of the Sedgemoor Local plan 2011-2032.

Unless agreed otherwise in writing by the local planning authority the development shall be carried out in accordance with the materials, boundary treatments and hardsurfacing set out on the drawings hereby approved. No dwelling hereby approved shall be occupied until such time as it has been fitted with measures to mitigate traffic noise as set out in the window and glazing details provided by Guardian Glass and Trimvent. Reason To safeguard the amenities of future occupiers in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Plots 51-54 shall not be occupied until such time as the accoustic fence to the rear has been erected in accordance with the approved plans. thereafrer such fence shall be maintained in situ at all times unless agreed otherwise in writing by the local planning authority. Reason To safeguard the amenities of future occupiers in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, there shall be no extension of the dwellings to plots 51-54 hereby approved or erection of any outbuilding, garage, shed or other garden structure, including fences other than those shown on the approved plans, within their garden areas without the prior grant of planning permission. Reason: To ensure that attenuation tank within the garden area is not damaged and to enable its replacement at a later date in the interests of the drainage of the site in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.

Prior to the occupation of plots 51-54 details of the maintenace regime and responsibilities for the attenuation tank within the garden area shall be submitted to and approved in writing by the local plannig authority. Once approved the tank shall be maintained in accordance with the agreed details unless agreed otherwise in writing by the local planning authority. Reason: In the interests of the drainage of the site in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.
