The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the reptile mitigation set out in paragraph 4.41 of the submitted and approved Preliminary Ecological Appraisal (Somerset Ecology Services, December 2017). Reason: In the interests of UK protected species and in accordance with Core Strategy Policy D14 'Natural Environment'.

The retained trees on the site shall be protected during the construction period in accordance with the details contained in the submitted and approved Arboricultural Tree Report (Chris Groves Associates, 7 December 2017). Reason: In the interests of biodiversity in accordance with Core Strategy Policy D14 'Natural Environment'.

Prior to the first occupation of the development hereby approved, the noise mitigation measures set out in paragraphs 6.1-7.2 of the submitted and approved Environmental Noise Assessment (Graham Rock Acoustics, 30 January 2018) shall be implemented. Reason: In the interests of the amenity of the future occupants of the dwellings hereby approved in accordance with Core Strategy Policy D16 'Pollution Impacts of Development and Protecting Residential Amenity'.

A landscape planting scheme shall be submitted to and approved in writing by the local planning authority. The approved scheme shall be carried out prior to the first occupation of the development hereby approved. The trees / shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced for a period of five years following their planting. Reason: In the interests of visual amenity and in accordance with Core Strategy Policy D14 'Natural Environment'.

There shall be no obstruction to visibility greater than 900mm above adjoining road level forward of a line drawn 2.4m back and parallel to the nearside carriageway edge over the entire site frontage. Such visibility shall be fully provided prior to the first occupation of the development hereby approved. Reason: In the interest of highway safety in accordance with Core Strategy Policies D9 'Sustainable Transport and Movement' and D10 'Managing the Transport Impacts of Development'.

Prior to the first occupation of the development hereby approved, a 1.8 metre panel or close boarded timber fence shall be erected along the length of the western boundary. Once installed, the fence shall thereafter be retained. Reason: To avoid incidental light spillage from the new dwellings potentially impacting on bat commuting and foraging activity in accordance with Core Strategy Policy D14 'Natural Environment'.

The area allocated for parking on the submitted and approved Site Plan Drg No. 1159/17 PL3 Rev A shall be kept clear of obstruction and shall not be used other than for the parking of vehicles in connection with the development hereby approved. Reason: In the interest of highway safety in accordance with Core Strategy Policies D9 'Sustainable Transport and Movement' and D10 'Managing the Transport Impacts of Development'.
