The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The integral garage hereby permitted shall be used for the garaging of a private motor vehicle and shall not be converted into living accommodation without the prior written permission of the local planning authority by submission of a planning application. Reason: To ensure that adequate off-street parking is available in accordance with Policy D14 of the Sedgemoor Local Plan.

The area allocated for parking and turning on the submitted plan no.0068-22-03A shall be kept clear of obstruction at all times and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

If, during the works contamination is encountered which has not previously been identified, then the contamination shall be fully assessed and an appropriate remediation scheme shall be submitted to and approved in writing by the local planning authority. Reason: To protect the health of future occupiers of the site from any possible effects of contaminated land in accordance with Policy D24 of the Sedgemoor Local Plan.

No demolition/construction work (other than internal fitting out works) or deliveries to and from the site shall take place outside the hours of 07:00 to 18:00 Mondays to Fridays, 08:00 to 13:00 on Saturdays, with the exception of specific works which shall have been agreed in advance and in writing by the local planning authority and shall include details of the task, the date and duration of works. No works to take place on Sunday and Public Holidays. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway in accordance with Policy D25 of the Sedgemoor Local Plan.

Plans to show the method of enclosure for the curtilage of the dwellings hereby approved shall be submitted to and approved in writing by the local planning authority prior to the dwellings first being occupied. The development shall be completed in accordance with the approved scheme and maintained thereafter. Reason: In the interests of visual amenity in accordance with Policy D2 of the Sedgemoor Local Plan.
