The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The fenced wander area shall be used for the private and personal equestrian use of the occupiers of Gaunts Farm only in connection with their enjoyment of Gaunts Farm. The area shall not be used for any commercial or business purpose or be let or rented out or used by any other parties at any time. Reason: In accordance with the applicants wishes and in order to protect the amenities of adjoining neighbours and visual amenity.

No floodlighting shall be erected or placed within or on any land adjoining the fenced wander area at any time. Reason: In the interest of the amenity of adjoining neighbours.

Notwithstanding the approved plans, prior to the first use of the horse arena hereby approved a surface water drainage strategy to keep the surface water within the confines of the site shall be submitted to an approved in writing with the Local Planning Authority. The drainage scheme shall then be implemented and retained and maintained in accordance with the agreed details. Reason: To ensure adequate surface water drainage.
