The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Before the use hereby permitted is concerned, the applicant shall submit, to the Council's satisfaction, a waste management plan for the proper storage and disposal of straw and dung, including an undertaking not to burn any straw and dung on site and no straw or dung shall be stored or disposed of otherwise than in accordance with the plan submitted. Reason: To prevent undue problems to neighbours from flies, smells and unwanted smoke.

The use of the stable block hereby approved shall be limited to that of the owners and their family of the land outlined in red on the attached plan for equestrian use and ancillary storage or equipment/feedstuff in connection with the horses only in a private and personal capacity and shall not be used for any commercial or business purpose or be let or rented out to any other parties at any time. Reason: The local planning authority does not wish to see any commercial or business use in this attractive rural area and in the interest of visual amenity.

No floodlights shall be erected or installed on the building or in the field(s) without the prior written approval of the local planning authority. Reason: In the interest of visual amenity on this edge of settlement rural area

The existing eastern boundary hedge shall be retained, maintained and replaced as necessary at all times and shall be kept to a height of 900mm at all times. Reason: In the interests of visual amenity and highway safety.

No goods, waste or other materials shall be stored or deposited in the open. Reason: In the interest of visual amenity in the rural area.

No horse boxes, lorries, caravans or other vehicles or structures shall be stored on the land at any time. Reason: In the interest of visual amenity of the rural area.

No soiled bedding or manure shall be burnt on site at any time. Reason: In order to avoid nuisance to residents in the area.
