The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The building hereby permitted shall be used solely in connection with the use of the existing house as a single residential planning unit and shall not be used for any business purpose. Reason: The building is acceptable on the basis of it being used in an ancillary capacity with the host dwelling.

Prior to works taking place above DPC level samples of proposed external materials, including the roof, shall be submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No external windows or doors shall be installed unless full details have been first submitted to and approved in writing by the Local Planning Authority. Such details shall be at a minimum scale of 1:10 and shall include cross-sections, profiles, reveals, surrounds, materials, finish and colour. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.
