The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

With the exception of site clearance and preparation, no development hereby approved shall be commenced until a landscape planting scheme has been submitted to and approved in writing by the local planning authority. Such landscaping shall include a new native species hedgerow to the east boundary and the planting of 2 x native trees (i.e. silver birch, common lime, English oak, alder) on the applicants property. Unless agreed otherwise in writing, the approved scheme shall be fully carried out within nine months from the date of commencement of the development. The trees/shrubs shall be protected and maintained, and any dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: To safeguard biodiversity and in the interests of visual amenity in accordance with policies D2 and D20 of the Sedgemoor Local Plan 2011-2032.

The extension hereby permitted shall only be used ancillary to the main house and shall not be used for commercial or business use. Reason: The scale of the dog room is acceptable as ancillary accommodation to the main dwelling and to protect the amenity of neighbours from noise and disturbance in accordance with Policy D25 of the Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re enacting this Order) no new window or door openings shall be inserted in the east elevation of the extension hereby permitted or rooflights added to the extension hereby permitted without the prior permission in writing of the Local Planning Authority through submission of a planning application. Reason: To protect the amenity of neighbours from noise and disturbance in accordance with Policy D25 of the Sedgemoor Local Plan 2011-2032.
