The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the (Town and Country Planning General Permitted Development) (England) Order, 2015 (as amended), the prior written permission of the local planning authority shall be sought for any additions or extensions to the dwelling by the submission of a planning application. Reason: The local planning authority is not satisfied that the dwelling could be extended without detriment to the character of the building and amenity of the occupiers and in accordance with policies D2 and D25 Sedgemoor Local Plan 2011-2032.

The area showing allocated for car parking as shown on the submitted plan DSGN0294_P_B01_REVB shall be delivered and made available prior to the first occupation of the dwelling hereby approved and thereafter maintained and retained as parking spaces in connection with 16 Summergedge Crescent and the new dwelling as per the submitted plan. Reason: To ensure sufficient parking provision for the host dwelling and proposed development and in accordance with policy D14 Sedgemoor Local Plan 2011-2032.

Prior to first occupation of the dwelling hereby permitted, boundary treatments shall be provided in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure a high quality design that responds positively to the character of the area and in accordance with policy D2 Sedgemoor Local Plan 2011-2032
