The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The accommodation hereby approved shall only be occupied as ancillary accommodation to, and by members of the same household as, the main house on site, currently known as Lowmoor Farm. Reason: To protect the countryside from unjustified and unsustainable new development in accordance with policy D12 the Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, there shall be no extension of the dwelling hereby approved or erection of any outbuilding, garage, shed or other garden structure within the garden area without the prior grant of planning permission. Reason: To safeguard the character and appearance of the building in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.
