The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby approved shall be for domestic and private use only and not for any commercial purpose. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policy D14.

The landscaping hereby approved shall be carried out in full accordance with the details shown on Proposed Site Plan 1130/04A Rev A. All planting comprised in the approved scheme shall be carried out in the first planting and seeding season following the first occupation of the development or the completion of the development, whichever is the sooner. Reason: In the interests of visual amenity and to soften the appearance of the development when viewed from the approach drive, in accordance with Policy D19 of the Sedgemoor Local Plan.

The materials to be used in the construction of the external surfaces of the buildings hereby permitted shall match those listed on the application form. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.
