The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the development of the dwelling hereby approved reaching above damp course level, details of the materials to be used for the roof of the proposed dwelling shall have been submitted to and approved in writing by the Local Planning Authority. Thereafter, the work shall proceed only in accordance with such materials as have been agreed. Reason: In the interests of preserving the character and appearance of the area in accordance with Policies D2 and D19 of the Sedgemoor Local Plan 2011-2032.

Prior to the occupation of the dwelling hereby approved, the area allocated for vehicle parking on the submitted plan, drawing number 1045/04 shall be provided and shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.
