The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the details shown on plan no.2982/201A and 2982/202A the timber door shown at first floor level on the south west elevation shall be non-opening and fixed shut, details of how this will be done shall be submitted to and approved in writing by the Local Planning Authority and installed in accordance with the approved details prior to the occupation of the annex hereby permitted. The timber door shall be retained as installed and fixed shut thereafter. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor District Local Plan.

A representative sample of the proposed roof tiles and ridge tiles shall be submitted to and approved in writing by the Local Planning Authority prior to the installation of any new materials. Any proposed roof tiles and ridge tiles used shall exactly match the samples approved. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of Sedgemoor District Local PLan.

Rooflights shall be of a 'conservation' type, not projecting above the plane of the existing roof. They shall have a surround of a dark matt finish. Precise specifications of the proposed rooflights shall be submitted to and approved in writing by the Local Planning Authority prior to the installation of the proposed rooflights. The proposed rooflights installed shall exactly match the details approved. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.

The rainwater goods shall be constructed out of cast metal and finished in a matt black colour, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.

Details of the proposed railings to a minimum scale of 1:10, including the colour of finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to the construction of the proposed railings. The proposed railings shall be constructed and finished in strict accordance with the approved details. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.

Any extraction flues or vent outlets shall be constructed out of metal and finished in matt black, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.

Details of the proposed windows and doors to a minimum scale of 1:10 including elevations, horizontal and vertical cross sections with larger scale details of any glazing bars or other elements to sufficiently describe the proposed units shall be submitted to and approved in writing by the Local Planning Authority prior to the construction of the proposed windows and doors. The proposed windows and doors shall be constructed in strict accordance with the approved details. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.

A detailed schedule of all external finishes shall be submitted and approved in writing by the Local Planning Authority prior to the completion of development. The external finishes shall be carried out in strict accordance with the approved schedule and shall remain in perpetuity. Reason: To safeguard the character and appearance of the Grade II listed building in accordance with Policy D26 of the Sedgemoor District Local Plan.
