The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the details shown on plan no.2982/201A and 2982/202A the timber door shown at first floor level on the south west elevation shall be non-opening and fixed shut, details of how this will be done shall be submitted to and approved in writing by the Local Planning Authority and installed in accordance with the approved details prior to the occupation of the annex hereby permitted. The timber door shall be retained as installed and fixed shut thereafter. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor Local Plan.

The following works shall not in any circumstances commence unless the local planning authority has been provided with either: a) a copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or b) a statement in writing from the licensed bat ecologist to the effect that he/she does not consider that the development will require a licence. Reason: A pre-commencement condition in the interest of the strict protection of European protected species and in accordance with Policy D20 of the Sedgemoor Local Plan.

Three woodcrete nest cups will be installed and maintained inside an existing building, at least 2m above ground level and with 6cm free space above for the duration of the development. A photograph of the installed bird nest will be submitted to the Local Planning Authorityt. Reason: In the interests of the strict protection of European protected species and in accordance with Local Plan policy D20.

Unless otherwise modified by Natural England licence, two bat-adapted ridge tiles will be installed in each of the buildings. Only traditional bitumastic roofing felt shall be used around these tiles; no breathable roof membrane shall be used in these areas to prevent harm to bats. Photographs of the installed tiles will be submitted to the local planning authority prior to the occupation of the annex hereby approved. Reason: In the interests of the favourable conservation status of populations of European protected species and in accordance with Local Plan policy D14

A Bat Roost will be installed and maintained in accordance with section 5.4 (During works) of the Ecological Impact Assessment by Wildlife Surveying dated 15 October 2025 for the duration of the development. A photograph of the installed bat roost will be submitted to the Local Planning Authority prior to the commencement of the development hereby permitted. Reason: In the interest of biodiversity enhancement as per the National Planning Policy Framework and Local Plan policy D14

The accommodation hereby permitted shall be used solely in connection with the use of the existing house known as Balls Farm House as a single dwelling and shall not be used as a separate unit of accommodation. Reason: The accommodation is not considered to be appropriate to be used as an independent dwelling in accordance with Policies D2 and D12 of the Sedgemoor Local Plan.
