The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The use of the annexe hereby approved is on an ancillary basis to the main dwelling at the application site. Any use of the annexe as a separate dwelling requires planning permission to secure the change of use.  Reason: The site is not suitable for seperate occupation.

The materials to be used in the construction of the external surfaces of the annex hereby permitted shall match those stated in the application form. Reason In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.
