The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), the use hereby permitted shall only be as a dog walking/recreation area or for agriculture and not for any other use including any temporary use or commerical activity. Reason: In the interest of highway safety and the amenities of the locality in accordance with Policy D14 of the Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 2015 or any statutory instruments revoking or re-enacting the Order with or without modification, no caravan or other temporary structure shall be sited within the red line area as detailed on approved Location Plan Drg No. 0001. Reason: For the avoidance of doubt as to the extent of the planning permission and in the interests of the visual amenity of the countryside in accordance with Policies CO1 and D2 of the Sedgemoor Local Plan.

The Biodiversity Gain Plan to be submitted and agreed in writing to the Local Planning Authority in accordance with Paragraphs 13 and 14 of Part 2 of Schedule 7A of the Town and Country Planning Act 1990 shall be broadly in accordance with the approved Preliminary Ecological Appraisal dated 24 July 2024 ref SWE 2095. Reason: To ensure that the strategy for meeting the Biodiversity Net Gain requirements for the development does not change significantly following the grant of planning permission and to minimise the risk of significant post-permission viability issues arising due to Biodiversity Net Gain issues.

There shall be no obstruction to visibility greater than 600mm above adjoining road level in advance of lines drawn 2.4m back from the carriageway edge on the centre line of the proposed access and extending to points on the nearside carriageway edge 120m either side of the access. Such visibility shall be fully provided before the development hereby approved is brought into use and shall thereafter be maintained at all times. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan Policy D14.

The areas allocated for vehicle parking and turning on the Block Plan Drg No.0002, shall be kept clear of obstruction and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by adequate levels of parking/turning in accordance with Policy D14 of the Sedgemoor Local Plan.

Prior to the first use of the development hereby approved, a Waste Management Plan shall have been submitted to and approved in writing by the local planning authority. The use hereby approved shall be carried out in accordance with the approved Waste Management Plan. Reason: To prevent undue problems to neighbours and the amenity of the locality in accordance with Policy D25 of the Sedgemoor Local Plan.
