At the proposed access there shall be no obstruction to visibility greater than 600 millimetres above adjoining road level within the visibility splays shown on the submitted plan, Proposed Site Plan, drawing number 120 Revision D. Such visibility splays shall be constructed prior to the first occupation of the development hereby permitted and shall thereafter be maintained in perpetuity. Reason: In the interests of highway safety.

The areas allocated for parking and turning and cycle storage on the submitted plan, Proposed Site Plan, drawing number 120 Revision D shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: To ensure the development is served by adequate levels of on-site parking.

No dwelling hereby permitted shall be occupied until the electric vehicle charging points and parking bays shown on the submitted plan, Proposed Site Plan, drawing number 120 Revision D have been constructed. Thereafter, they shall be maintained, kept free from obstruction and available for the purposes specified in perpetuity. Reason: In the interests of providing sustainable travel options.

The landscape planting scheme as shown on plan no.120 Rev D shall be carried out in full within nine months of the date of commencement of the development hereby permitted. The trees/hedgerows shall be protected and maintained, and dead or dying trees/hedgerows shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity and in the interests of restoration of potential habitat in accordance with Policy D2 of the Sedgemoor Local Plan

The dwellings hereby approved to plots 1, 2, 4 and 5 shall not be occupied unless their first floor side elevations windows have been fitted with obscure glazing and a means of restricted opening in accordance with details that have been submitted to and agreed in writing by the local planning authority. Thereafter the windows shall be maintained in accordance with the approved details for as long as the dwelling is occupied. Reason: In the interests of the amenity of nearby properties.
