The high number of vehicle trips as well as the nature of the vehicles accessing the site, in addition to the existing vehicular use, will have a detrimental impact on the PROWs and structures that will be used for the access, and safe use of them thereof. As such, the proposals would be contrary to Policy D14 of the Sedgemoor Local Plan (2011-2032) in terms of PROW impacts.

An up-to-date Ecological Survey, Appraisal or Report will be required to establish the presence of any ecological features on-site. This is particularly important given the sites proximity to the Quantock & Exmoor SAC. This is particularly important given that the site is also in an Amber GCN Risk Zone (Amber zones contain main population centres for GCN and comprise important connecting habitat that aids natural dispersal). No up-to-date Ecological Report, Survey or Appraisal has been submitted meaning there is insufficient information to establish the presence of habitats and or protected species (including European Protected Species) and the extent to which they may be affected by the proposals. As such, the proposals would be contrary to Policies D20 and D23 of the Sedgemoor Local Plan and relevant guidance within the NPPF (2023).
