The development hereby permitted shall be begun before 15th October 2022. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any extensions or alterations to the dwellings hereby permitted by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of Sedgemoor District Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity of the nearby dwelling to the west of the site in accordance with Policy D25 of the Sedgemoor Local Plan.

The area allocated for parking and turning on the submitted plan shall be kept clear of obstruction at all times and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety.

Prior to completion, a 'lighting design for biodiversity' shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent species using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of populations of European and UK protected species and in accordance with policy D20 of the Sedgemoor Local Plan

No removal of hedgerows, trees or shrubs shall take place between 1st March and 31st August inclusive, unless a competent ecologist has undertaken a careful, detailed check of vegetation for active birds' nests immediately before the vegetation is cleared and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the local planning authority by the ecologist. Reason: In the interests of nesting wild birds and in accordance with policy D20 of the Sedgemoor Local Plan.

Any vegetation in the construction area should initially be reduced to a height of 10 centimetres above ground level by hand, brashings and cuttings removed and left for a minimum period of 48 hours of warm suitable weather [limited rain and wind, with temperatures of 10°C or above] before clearing to minimise the risk of harming/killing any reptiles that may be present and to encourage their movement onto adjoining land in the active period. Any features such as brash piles which potentially afford resting places for reptiles will be dismantled by hand by a competent ecologist between April and September and any individuals found translocated to a safe location. A written statement shall be submitted to the Local Planning Authority by the ecologist within one week of the work taking place. Reason: in the interest of UK protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

The following will be installed into the structure of the new dwellings: For each pane of glass over 0.6m2, an ultra violet window alert decal, for example as available from British Bird Food, will be affixed to reduce the risk of bird strike A Habitat 001 bat box or similar at under the eaves and away from windows on the west elevation of the bungalow A bee brick built into the wall about 1 metre above ground level on the east facing elevation of the bungalow Photographs showing the installed features will be submitted to the Local Planning Authority prior the completion of construction works and the features shall be retained thereafter. Reason: In accordance with Government policy for the maintenance and enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework.
