Conditions and Reasons

Number
Condition

1
The proposal would introduce 6 additional dwellings to the existing site, all of which would be served by a shared access. The development would result in the spread of intensification of development along this length of Rhode Lane and therefore would create inconvenience and hazards to both vehicular and pedestrian traffic. This is through an increase in vehicular traffic and pedestrian movements on the highway, which is lacking adequate footways resulting in additional conflicts to all users of the highway. Therefore the proposal is contrary to Policy D13 & D14 of the Sedgemoor District Local Plan and Section 9 of the National Planning Policy Framework (NPPF).
2
The proposed access by reason of its restricted visibility in both directions and lack of adequate radii is considered unsuitable for use in connection with the development for 6 dwellings in the interests of appropriate highway safety and therefore the proposal is contrary to Policy D13 & D14 of the Sedgemoor District Local Plan and Section 9 of the National Planning Policy Framework (NPPF).
3
The proposed access road along the north east boundary of the site to serve the proposed dwellings would be in very close proximity to the shared boundaries of the existing dwellings and would result in noise and disturbance of existing residents generated by the movement of vehicles associated with the proposed development. This would result in a negative impact on the residential amenity of those properties and would represent an unacceptable relationship between the existing and proposed dwellings, contrary to Policy D25 of the Sedgemoor Local Plan.
