The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 2015 or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for the erection of any building, structure, or other enclosure to be constructed or placed on that part of the land shown coloured red on plan no.1631/03. Reason: In the interests of the character and setting of the listed building and the surrounding countryside in accordance with Policy D2 and D26 of the Sedgemoor Local Plan.

The area allocated for parking within the approved garage, as shown on the submitted plan no.1631/02, shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with Hornbeam Cottage. Reason: To ensure the property are served by adequate levels of off street parking in accordance with Policy D14 of the Sedgemoor Local Plan.

Prior to the installation of the fencing between points and A1 and A2 as shown on plan no.1631/02 details of the materials to be used in the fencing's construction and means of installation shall be submitted to and approved in writing by the Local Planning Authority. The fencing shall be installed in accordance with the approved details and retained as such thereafter. Reason: In the interests of the character and appearance of the listed building in accordance with Policies D2 and D26 of the Local Plan.
