By virtue of the size, form and materials of the proposed flat roofed rear dormer extension, it would have an adverse impact on the character of the existing dwelling and would look out of place in the street scene. As such it is not considered that the proposal would be in accordance with Policy D2 of the Local Plan.

By virtue of the height and length of the proposed rear and side flat roofed extension and its relationship with the neighbour's property immediately adjacent to the north, the development would cause an unacceptable loss of light to the detriment of the amenity of the neighbour to the north. As such it is not considered that the proposal would be in accordance with Policies D2 and D25 of the Local Plan.
