The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building. Reason: In the interests of the character and appearance of the existing rural building in accordance with Policy D2 of the Sedgemoor Local Plan.
4
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any additions, extensions or alterations to the dwelling by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of the Sedgemoor Local Plan.
5
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of the character and appearance of the rural building in accordance with Policy D2 of the Sedgemoor Local Plan.
6
The works shall not in any circumstances commence unless the local planning authority has been provided with either: a) a copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or b) a statement in writing from the licensed bat ecologist to the effect that he/she does not consider that the development will require a licence. 7
Prior to the commencement of the development hereby approved, operatives should be inducted by a licensed bat ecologist to make them aware of the possible presence of bats, their legal protection and of working practices to avoid harming bats. Operatives must be made aware of the potential for bats to be present within the material of the building. A Schwegler 2F bat box shall be erected under the supervision of the licenced bat ecologist to accommodate any discovered bat. Written confirmation of the date of the induction will be submitted to the local planning authority. Reason: A pre-commencement condition in the interest of the strict protection of European protected species and in accordance with policy D14 of the Sedgemoor Local Plan.
8
Prior to occupation, a 'lighting design for bats' shall be submitted to and approved in writing by the local planning authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D14 of the Sedgemoor Local Plan
9
No removal of vegetation or works to or demolition of buildings shall take place between 1st March and 31st August inclusive, unless a competent ecologist has undertaken a careful, detailed check of vegetation and the buildings for active birds' nests immediately before work commences and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the local planning authority. Reason: In the interests of nesting wild birds and in accordance with policy D14 of the Sedgemoor Local Plan.
