1
The site shall be used as a caravan site for up to 18 touring pitches to accommodate bona fide officially sanctioned Hinkley Point C workers in accordance with condition 3 for a period of two years only from the date of this permission and the use hereby permitted shall be discontinued and the touring pitches shall revert to a tourism use only in accordance with condition 2 on 19th September 2019. Reason: In accordance with the application and because the proposed use on a permanent basis would be unacceptable in this location.
2
(a) The pitches shall be occupied by touring caravans for holiday purposes only (or in accordance with condition 3) and shall not be occupied as a person's sole or main residence; and shall not be occupied by the same person or family for more than 3 months in any 12-month period. (b) The applicant, or their successor(s) in title, shall maintain a comprehensive up-to-date register listing all occupiers of the individual caravans on the site hereby approved, evidence of their main home addresses and the dates of occupation of such accommodation. The said register shall be made available for inspection by the Local Planning Authority at reasonable notice. Reason: To ensure the accommodation is only occupied as tourism accommodation in accordance with policy D12 of the Core Strategy.

(a) The pitches for siting of touring caravans shall be occupied by bona fide officially sanctioned Hinkley Point C workers only for a period of two years only from the date of this permission and shall be discontinued on 19th September 2019 (or in accordance with condition 2) and shall not be occupied as a person's sole or main residence. (b) The applicant, or their successor(s) in title, shall maintain a comprehensive up-to-date register listing all occupiers of the individual caravans on site hereby approved, evidence of their main home addresses and the dates of occupation of such accommodation. Evidence of their eligibility to reside as an officially sanctioned Hinkley Point C worker shall be recorded on the register. The said register shall be made available for inspection by the Local Planning Authority at reasonable notice. Reason: To ensure the accommodation is only occupied in a residential manner that reflects the exceptional need for temporary accommodation for Hinkley Point C workers in accordance with policy MIP2 of the Core Strategy and the Hinkley Point C SPD.
4
The landscape screen shown on the approved plans shall be retained and maintained for the life of the development and shall not be reduced to lower than 2 metres in height or removed. Any hedges or plants which within a period of five years from the completion of development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To protect visual amenity and the character of the area in accordance with Policy D14.
5
The use of the site shall be limited to a maximum of 18 touring pitches only. Reason: To ensure no further intensification of the existing site.
6
Any vegetation within the construction area should be initially hand-strimmed down to a minimum height of 10cm above ground level. Additionally, any brash piles or cuttings should be removed from the site in phases; beginning from the north of the area moving slowly outwards to give any protected and / or priority reptiles and / or amphibian species present within the ruderal area time to disperse away from the clearance team and to avoid being isolated from ecological corridors that will provide a means of escape. Final Clearance can occur following a 48 hour dispersal period which will occur during warm weather (limited rain and wind, with temperatures of 10°C or above) to encourage any protected species that may be present in the vegetation to disperse to the surrounding habitats. This work may only be carried out in the period April to October in any one year. Notification in writing should be given to and approval obtained from the local planning authority in advance of the clearance work. Reason: In the interest of protected and priority reptiles and amphibians
