The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The dwelling hereby permitted shall be first occupied by the applicant Miss Z Turpin as their sole or main residence unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the development is implemented as a self-build proposal in accordance with Policy D9 of the Sedgemoor Local Plan.

The area allocated for parking and turning on the submitted plan shall be kept clear of obstruction at all times and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Before the commencement of the development hereby permitted the applicant, or their agents or successors in title, shall have secured the implementation of a programme of archaeological work in accordance with a Written Scheme of Investigation (WSI) which has been submitted and approved in writing by the Planning Authority. The WSI shall include details of the archaeological excavation, the recording of the heritage asset, the analysis of evidence recovered from the site and publication of the results.  The development hereby permitted shall be carried out in accordance with the approved scheme. Reason: In the interests of the archaeological potential of the site in accordance with Policy D26 of the Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any additions or extensions to the dwelling or the erection of any building or means of enclosure within the red line area as shown on plan no.DSGN0299_P_S01_REVA by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of the Sedgemoor Local Plan.

Before the development is commenced a detailed landscape planting scheme shall be submitted to and approved in writing by the local planning authority and shall be carried out within nine months from the date of commencement of the development in accordance with the approved details. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with Policies D2 and D19 of the Sedgemoor Local Plan.

Plans to show the method of enclosure for the curtilage of the dwelling hereby permitted shall be submitted to and approved in writing by the local planning authority prior to the erection of any means of enclosure. The approved scheme shall be implemented before the dwelling is occupied. Reason: In the interests of visual amenity in accordance with Policy D2 of the Sedgemoor Local Plan.

Before the dwelling hereby permitted is first occupied details of the proposed control of lighting within the building (so as to minimise the impact of light pollution) shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the details as approved and retained as such thereafter. Reason: In the interests of the amenity of the surrounding area in accordance with Policy D2, D24 and D25 of the Sedgemoor Local Plan.
