Conditions and Reasons

Number
Condition
Complied Date
1
The proposed bungalow by reason of its size, siting on a corner plot and layout within the site would result in a detrimental impact upon the open character of the existing cul de sac and due to the restricted size of the site it will also result in a cramped appearance to the development, which is contrary to the scale of existing plots within the immediate area. The proposal would be contrary to Policy P5 of the Sedgemoor District Core Strategy 2006-2027 and the policies and guidance contained within the National Planning Policy Framework and Planning Practice Guidance.
2
The amenity of the occupants of no.14 Church Road property will be harmed by the proposal as it will result in the provision of a new property between 4.5m and 7m from its north elevation. The existing windows of no.14 at first floor level will have a view into the rear of the proposed bungalow and this will have a detrimental impact on the privacy on both dwellings. The proposed fence, although providing some screening to the adjacent property, also results in the enclosure of the curtilage and windows to the north side of no.14, further harming its amenity through visual domination. The proposal is contrary to Policies D16 and P5 of the Sedgemoor District Core Strategy 2006-2027 and the policies and guidance contained within the National Planning Policy Framework and Planning Practice Guidance.
