The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by Nijhuis Dated 05 May 2026 Ref J-16074-LC-02) and the following mitigation measures it details: Proposed ground floor shall be set no lower than 800mm above existing ground levels (6.30 mAOD). Proposed first floor (safe refuge) shall be set no lower 7.10 mAOD. To increase the overall flood resilience of the development; flood resistant flooring and finishes shall be utilised where possible throughout the building development up to 6.91mAOD (the worst-case flood depth within the main site area plus 300mm freeboard). All electrical circuitry and apparatus shall be installed above or higher than this level. Alternatively ground based electrical installations shall be designed to withstand flooding. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants in accordance with Policy D1 of the Sedgemoor Local Plan (2011-2032).

Noise From Commercial or Agricultural Activity If the proposed development is attached to an ongoing commercial agricultural activity. The commencement of any development works shall not proceed unless the applicant has appointed a suitably qualified acoustics consultant with a remit to examine the premises and land and assess noise and vibration impacts to the proposed property and other land and make appropriate recommendations for mitigating noise and vibration impacts from the associated commercial activity. A report, detailing all measurements taken and results obtained, together with any sound reduction scheme and the calculations and reasoning upon which any scheme is based shall be submitted to and approved in writing by the Local Planning Authority. Reference shall be made to any relevant guidance and Codes of Practice including BS 8233:2014 and the Professional Practice Guidance (ProPG) Planning and Noise-New Residential Development and BS4142:2014 + A1:2019. Any approved scheme shall be implemented and maintained as part of the development. Reason: To prevent excessive noise and protect the residential amenity of future occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan.

Contaminated Land (Watching Brief) Due to the nature of farms and agricultural buildings there shall be a watching brief for potential contamination and assess for visual and olfactory evidence of contamination during any groundworks. If any unforeseen contamination is found during excavations, the Local Planning Authority shall be notified immediately. Where remediation is deemed necessary by the Local Planning Authority, the Remediation Method Statement ref: B3507-3/24 RMS dated March 24 by I Smith shall be followed and then implemented in accordance with the submitted details. NPPF s.184: Where a site is affected by contamination or land stability issues, responsibility for securing a safe development rests with the developer and/or landowner. Reason: To ensure that the land is suitable for the intended uses and to ensure that the development can be carried out safely without unacceptable risks to human health, controlled waters and other receptors both onsite and offsite, in accordance with Policies D24 and D25 of the Sedgemoor Local Plan and section 11 and 15 of the National Planning Policy Framework.

The application has not provided sufficient information about how foul sewage from the proposed development is to be dealt with. Before the use hereby permitted commences, a written scheme for the disposal of foul waste shall be submitted to the local planning authority. No part of the development shall be brought into use until the drainage system has been constructed in accordance with the approved scheme. Reason: To minimise any risk of harm to human health and the environment.
