The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted shall be constructed with finished floor levels set at a minimum of 5.85 metres above Ordnance Datum (mAOD) as demonstrated in the submitted Proposed Floor and Elevations Plan Drawing No. 200-03 Rev A. Reason: To reduce the risk of flooding to the proposed development and its future user as in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.

The development shall be carried out in accordance with the submitted flood risk assessment (Flood Risk Assessment by Ellingham Consulting Ltd Dated November 2024 Ref ECL1281a) and the following mitigation measures it details: ? No sleeping accommodation on the ground floor. ? Flood Resilience Measures: - o Water compatible flooring such as tiled floors o Horizontal plasterboard o Sacrificial or water compatible kitchen/bathroom fittings o Raised electrical sockets. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants as in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwellings in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and Paragraphs 139, 159 and 180 of the National Planning Policy Framework (November 2023).

There shall be no obstruction to visibility greater than 900mm within the visibility splay shown on the submitted and hereby approved " Existing and Proposed Visibility Splays Drg No. 200 05 Rev A" . Such visibility shall be fully provided prior to the first occupation of the development hereby approved and shall be maintained at all times thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The development hereby approved shall not be occupied until measures for the enhancement and protection of biodiversity have been installed. Such enhancement measures shall include: bats boxes swallow cups and swift boxes Once installed such measures shall be retained at all times thereafter unless otherwise agreed otherwise in writing by the local planning authority. Reason: To safeguard and promote biodiversity in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of any external lighting, a lighting design for bats, following Guidance Note 08/18 Bats and artificial lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, or erection of any new building within the application site without the prior written approval of the local planning authority by submission of a planning application. Reason: In the interest of visual amenity in accordance with Sedgemoor Local Plan 2011-2032 Policy D2.

Provision shall be made within the site for the disposal of surface water so as to prevent its discharge on to the highway. Such provision shall be installed before the first occupation of the dwelling hereby approved and thereafter maintained at all times. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.
