The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The equestrian use of the land and the stable block hereby permitted shall be limited to the private and personal use of the owner. There shall be no commercial or business use of the land or stables at any time. Reason: The impacts of the development are only acceptable on the basis of the limited use associated with private and personal use only and in accordance with policies CO1, D14 and D25 of Sedgemoor Local Plan 2011-2032.

The stable shall be used only in accordance with the submitted and approved waste management plan (provided under discharge of condition 4 of planning permission 33/22/00002) for the proper storage and disposal of straw and dung. Reason: To prevent undue problems to neighbours from flies, smells and unwanted smoke in accordance with Adopted Sedgemoor Local Plan 2011-2032 policies D24 and D25.

No external lighting shall be erected or installed on the stables or on the land forming the application site without the prior written approval of the Local Planning Authority Reason: In the interests of visual amenity and in the interests of the Favourable Conservation Status of local populations of European Protected Species in accordance with policies D2, D19 and D20 Sedgemoor Local Plan 2011-2032.

No later than the end of the first planting seasons after the first use of the development hereby permitted the following shall be delivered: x3 native trees (such as English oak, common lime, or alder) will be planted within the application grounds, protected from grazing and planted at least 150cm in height. Any trees that, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species unless the LPA has given its written consent to any variation. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework and policy D20 Sedgemoor Local Plan 2011-2032
