The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The stables hereby approved shall only be used for equestrian activities ancillary to the dwelling on site (currently known as Withy Cottage), and no part shall be used, let or otherwise disposed of as a separate unit of accommodation. Reason: The site is not suitable for a further dwelling in accordance with policy CO1 Sedgemoor Local Plan dated 2011-2032

The finished floor levels of the building hereby approved shall be no higher than existing ground levels. Reason: To ensure that the building does not reduce flood storage capacity given that the site is located within a high risk flood zone and to be in accordance with Sedgemoor Local Plan 2011-2032 Policy D1 and Environment Agency standing advice.
