The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

No development hereby approved which shall interfere with or compromise the use of paths AX 23/4 and AX 23/10, shall take place until a path diversion order has been made and confirmed, and the diverted route made available and ready for use by the public to the satisfaction of the Local Planning Authority.
Reason: This is a pre-commencement condition to ensure the development does not result in the obstruction of the existing rights of way network in accordance with Policy D14 of the Sedgemoor Local Plan.
