The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby approved shall be used for purposes that fall within Use Classes B2 and B8 and for no other purpose of the Schedule to the Town and Country Planning (Use Classes) Order, 1987 (as amended). Reason: In the interest of protecting residential amenity as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of any external lighting, a lighting design for bats, following Guidance Note 08/18 Bats and artificial lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18, including submission of contour plans illustrating Lux levels. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Prior to the first use of the development hereby approved, 1x Schwelger 1FF or 2FN bat box (or similar) shall be installed within the applicaiton site. Once installed, the feature shall remain thereafter in perpetuity. Reason: In the interest of biodiversity enhancement as in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The rating level of any sound as part of this development (as defined within BS4142:2014+A1:2019 or subsequent amended versions), shall not exceed the prevailing background noise level at any time, when measured or calculated at the boundary of any noise sensitive dwelling. The assessment method used shall be in accordance with British Standard 'BS 4142:2014+A1:2019 Methods for rating and assessing industrial and commercial sound' Reason: To safeguard local residents from noise and disturbance as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Any external lighting must only directly illuminate the application site and shall be fully adjustable and shall be maintained as such thereafter. Reason: To safeguard residents from obtrusive light as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

At the proposed access there shall be no obstruction to visibility greater than 600 millimetres above adjoining road level in advance of lines drawn 4.5 metres back from the carriageway edge on the centre line of the access and extending to points on the nearside carriageway edge 160m either side of the access. Such visibility shall be fully provided before the development hereby permitted is occupied fully and shall thereafter be maintained in perpetuity. Reason: In the interest of highways safety as in accordance with policy D14 of the Sedgemoor Local Plan 2011-2032.

Prior to the first use of the development hereby approved, the access shall be finished with a properly consolidated surface (not loosestone or gravel) and include a provision for the disposal of surface water. Any entrance gates erected shall be hung to open inwards and set back a minimum distance of 18m from the carriageway edge. Once constructed, the access shall thereafter be maintained in that condition in perpetuity. Reason: In the interest of highways safety as in accordance with policy D14 of the Sedgemoor Local Plan 2011-2032.
