Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any additions, extensions or alterations to the annexe by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of Sedgemoor District Council's Core Strategy.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity in accordance with Policy D16 of the Core Strategy.

Prior to the occupation of the dwelling hereby permitted plans to show the method of enclosure for the curtilage of the dwelling including its height and materials shall be submitted to and approved in writing by the local planning authority. The works shall be carried out in accordance with the approved details and retained as such thereafter. Reason: In the interests of visual amenity and the character of the listed building in accordance with Policy D2 and D26 of the Sedgemoor Local Plan.

The area allocated for parking on the submitted plan no.3 shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure that the property hereby permitted has adequate levels of off road parking.
