The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The accommodation hereby permitted shall be used solely in connection with the use of the existing house known as Winchester House East as a single dwelling and shall not be used as a separate unit of accommodation. Reason: The building is of a size which is not considered appropriate to be used as a self contained dwelling.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any additions, extensions or alterations to the annexe by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of Sedgemoor District Council's Core Strategy.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity in accordance with Policy D16 of the Core Strategy.
