The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by Urban Water Document Ref. U0704 FRA V2 Dated October 2025) and the following mitigation measures it details: Ground Floor Finished floor levels shall be set no lower than 6.908 metres above Ordnance Datum (AOD). First Floor (Safe Refuge) Finished floor levels shall be set no lower than 9.4 metres above Ordnance Datum (AOD). Services and Fittings to be placed above the level of 8.118mAOD. Flood resistance and resilience measures set out in section 6.6 onwards. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reasons: To reduce the risk of flooding to the proposed development and future occupants.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of the residential amenity of the adjacent properties.

The area allocated for parking on the submitted plan no.00976-25-02 shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by adequate levels of parking in accordance with Policy D14 of the Sedgemoor Local Plan

If any unforeseen contamination is found during excavations, the Local Planning Authority shall be notified immediately. Where remediation is deemed necessary by the Local Planning Authority, a remediation scheme shall be submitted to and approved in writing by the Local Planning Authority and then implemented in accordance with the submitted details. Reason: To ensure that the land is suitable for the intended uses and to ensure that the development can be carried out safely without unacceptable risks to human health, controlled waters and other receptors both onsite and offsite, in accordance with Policies D24 and D25 of the Sedgemoor Local Plan.

No development shall commence until a scheme has been submitted to and approved by the Local Planning Authority showing how the new development will connect to the existing surface water drainage system and discharge into the wider network, demonstrating how the current network has the capacity to drain the additional impermeable area and assess the current and future discharge rate. The development should not exceed greenfield run-off rates. Reason: In the interests of providing a satisfactory level of surface water drainage, improving water quality and to prevent flooding. It is necessary to understand the drainage scheme in detail prior to any initial construction works which may prejudice the surface water drainage strategy.
