Limiting the surface water run-off generated by all rainfall critical storm up to, and including, the 1 in 100 year plus climate change so that it will not exceed the run-off from the undeveloped site and not increase the risk of flooding off-site. 2. Provision of surface water attenuation on site to attenuate the runoff from the site to 2.5 l/s from impermeable area. 3. No development nor land raising shall take place within 6m of the top of the ordinary watercourse forming the boundary of the site. Reason: To prevent flooding by ensuring the satisfactory storage of/disposal of surface water from the site, to prevent flooding elsewhere by ensuring restriction of surface water from the site and to prevent potential pollution impacts of both people and vehicles being so close to the top of bank
