The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a) The holiday accommodation permitted under planning permission reference 31/20/00019 shall be used for holiday accommodation only and shall not be occupied as a person's sole or main residence. b) The site operators and owners shall maintain a comprehensive up to date register of the names of the owners/occupiers, including their guests, of individual holiday lets on site and evidence of their main home addresses and dates of occupation of the holiday accommodation and shall make this information available at all reasonable times to the local Planning Authority. Reason: The development is not considered suitable for a full residential development and in accordance with Policy D17 of the Sedgemoor Local Plan.

If, during the works contamination is encountered which has not previously been identified, then the contamination shall be fully assessed and an appropriate remediation scheme shall be submitted to and approved in writing by the local planning authority. Any remediation scheme shall be carried out prior to the first occupation of the development hereby approved. Reason: To protect the health of future occupiers of the site from any possible effects of contaminated land in accordance with Policy D24 and D25 of the Sedgemoor Local Plan.

Works to any of the outbuildings shall not in any circumstances commence unless the Local Planning Authority has been provided with either: a) a copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or b) a statement in writing from the licensed bat ecologist to the effect that he/she does not consider that the specified development will require a licence. Reason: A pre-commencement condition in the interests of the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

Works to the outbuildings will not any circumstances commence until: a) Construction operatives have been inducted by a licensed bat ecologist to make them aware of the possible presence of bats, their legal protection and of working practices to avoid harming bats. Written confirmation of the induction will be submitted to the Local Planning Authority by the licensed bat ecologist within one week of the toolbox talk b) An improved cavity bat box to provide a suitable alternative roosting location, to accommodate any discovered bat(s), will be hung on a suitable tree or building on or adjacent to the site at a minimum height of 4 metres as directed by a licensed bat ecologist. Any such box will be maintained in-situ thereafter. Photographs showing their installation will be submitted to the Local Planning Authority c) Works potentially affecting bats will then proceed under the supervision of the licensed bat ecologist. Reason: A pre-commencement condition in to ensure the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

Prior to construction above damp proof course level, a 'lighting design for bats' shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan

Two Improved Cavity Bat Boxes will be installed onto the eastern gable wall of eastern-most proposed holiday let and be at least 4 m above ground level prior to the first occupation of the holiday let hereby permitted, will be unaffected by artificial lighting and maintained thereafter. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

No removal of hedgerows, trees or shrubs or works to or demolition of buildings or structures shall take place between 1st March and 30th September inclusive, unless a competent ecologist has undertaken a careful, detailed check for active birds' nests immediately before the vegetation is cleared or works to or demolition of buildings commences and provides written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist. In no circumstances should netting be used to exclude nesting birds. Reason: In the interests of nesting wild birds and in accordance with policy D20 of the Sedgemoor Local Plan

Provision shall be made for nesting swallows, for example within a structure providing shelter, such as an open fronted log store with the provision of three artificial nest cups within or bespoke box attached to a north facing wall. A scheme shall be submitted to and approved in writing be the Local Planning Authority prior to the occupation of the development and the approved scheme will be implemented and hereafter maintained as such. Reason: In accordance with Government policy for the maintenance and enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework

The area allocated for parking on the submitted plan 4148/2C shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by adequate levels of parking in accordance with Policy D14 of the Sedgemoor Local Plan.

The first floor window on the west elevation of holiday let 'A' shall be fitted with obscure glazing and shall be retained as such thereafter. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor Local Plan.

Before the development is commenced a landscape planting scheme shall be submitted to and approved in writing by the local planning authority and shall be carried out within nine months from the date of commencement of the development. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: A pre-commencement condition in the interests of visual amenity in accordance with Policy D2 of the Sedgemoor Local Plan.

Prior to commencement of development, details of a scheme for the management of surface water based on sustainable drainage principles should be submitted to and approved in writing by the Local Planning Authority. The scheme shall be managed and maintained in accordance with the approved scheme for the lifetime of the development. Reason: This condition is pre commencement in the interests of flood risk and to ensure that the site is approporiately drained in accordance with Policy D1 of the Local Plan.

Before any foul drainage pipe work is installed, the details of the foul drainage system and how it will be implemented to ensure it results in a sealed system, must be submitted to and approved in writing by the Local Planning Authority. The system must be installed entirely in accord with the agreed details. Reason: To ensure no groundwater enters the foul water drainage system within the site in accordance with Policy D1 of the Local Plan.
