The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Before the dwelling hereby approved is developed to damp proof level, details of a sound attenuation scheme in the construction of the dwelling shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the scheme. Reason: To safeguard from noise nuisance and to protect the amenity of neighbouring residents.

The development shall be carried out in accordance with the submitted flood risk assessment Version 3 dated 3rd October 2018. Reason: To safeguard from flood risk.

Before the dwelling hereby approved is occupied, the parking and turning area shown on the approved plan no. layout plan JSC/2411/18/21 shall be provided in accordance with those details and that area shall not thereafter be used for any purpose other than the parking and turning of vehicles. Reason: In the interest of highway safety.

Before works commences on the parking area, a landscape planting scheme shall be submitted to and approved in writing by the local planning authority and shall be carried out within nine months from the date of commencement of the development. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 2015, the prior written permission of the local planning authority shall be obtained for any gate, fence, wall or other means of enclosure to be constructed around the perimeter of the residential curtilage formed as part of this consent.
