The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

A representative sample of the proposed roofing slate and ridge tiles shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The new roofing slate and ridge tiles shall exactly match the samples approved. Reason: To safeguard the character and appearance of the Lympsham Conservation Area and the setting of the adjacent listed buildings.

A detailed schedule of the proposed finishes to the timber posts, as well as the post and rail fencing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The timber shall be treated in accordance with the approved schedule and shall remain in perpetuity. Reason: To safeguard the character and appearance of the Lympsham Conservation Area and the setting of the adjacent listed buildings.
