The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The hereby approved access shall install surface drainage methods in accordance with the submitted plans (Site Plan Drg No. 01048-25-04A). This shall be installed prior to the first use and maintained in perpetuity. Reason: For the management of surface water run-off in accordance with D14 of the Local Plan (2011-2032).

The hereby approved access shall be constructed from the materials listed in plan (Site Plan Drg No. 01048-25-04A). Reason: In accordance with D14 of the Local Plan (2011-2032).

The gradient of the proposed access shall not be steeper than 1 in 10. Once constructed the access shall thereafter be maintained at that gradient thereafter in perpetuity. Reason: In accordance with D14 of the Local Plan (2011-2032).

There should be no entrance gates hung at the access point from the highway and this shall thereafter be maintained at all times. Reason: In accordance with D14 of the Local Plan (2011-2032).

No development/occupation shall commence until the approved access over at least the first 6 metres of its length, as measured from the edge of the adjoining carriageway, has been constructed as a properly consolidated and surfaced (not loose stone or gravel) and drainage installed in accordance with details shown on Site Plan Drg No. 01048-25-04A). Once constructed the access shall thereafter be maintained in that condition at all times. Reason: In accordance with D14 of the Local Plan (2011-2032).
