The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No development above ground level shall take place until details and samples of all external facing materials have been submitted to and approved in writing by the Local Planning Authority. Such details shall include, but no be limited to, the timber claddings, stone plinth, roofing materials, adjacent paving as well as the colour, texture and gradation of the proposed pathway. No other materials shall be used without consent. The works shall thereafter be carried out in accordance with the approved details. No windows or doors shall be installed unless full details have been first submitted to and approved in writing by the Local Planning Authority. Such details shall be at a minimum scale of 1:10 and shall include cross-sections, profiles, reveals, surrounds, materials, finish, and colour. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Details of new rainwater goods including profiles, materials, and finishes shall be submitted to and approved in writing by the Local Planning Authority prior to their installation. The works shall thereafter be carried out in accordance with the approved details. Details of the new external boiler, including its appearance and any screening, shall be submitted to and approved in writing by the Local Planning Authority prior to its installation. The works shall thereafter be carried out in accordance with the approved details. No works shall be undertaken for the extension hereby approved unless a detailed method statement for all new ground works has been submitted to and approved in writing by the local planning authority. The work shall be carried out strictly in accordance with the approved scheme. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No works shall be undertaken for the extension hereby approved unless a detailed method statement for the attachment of the extension to the main building has been submitted to and approved in writing by the Local Planning Authority. The method statement shall be accompanied by scaled drawings (at a minimum scale of 1:10) clearly illustrating the proposed junctions, fixings, and interfaces between the new extension and the historic fabric of the listed building. The works shall thereafter be carried out strictly in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Before the commencement of the development hereby permitted the applicant, or their agents or successors in title, shall have secured the implementation of a programme of archaeological work in accordance with a Written Scheme of Investigation (WSI) which has been submitted and approved in writing by the Planning Authority. The WSI shall include details of the archaeological monitoring, the recording of the heritage asset, the analysis of evidence recovered from the site and publication of the results. The development hereby permitted shall be carried out in accordance with the approved scheme. Reason: To safeguard the archaeological interest of the site and secure an appropriate programme of archaeological investigation and recording in accordance with Policy D26 of the Sedgemoor Local Plan 2011-2032.
